2026 Glenfield HOA Annual Letter 2026

Dear Neighbors,

Another year has passed, and we hope it was a great one for all of you. Welcome to those of you have joined us in 2025. Below you will find that we have tried to make things simpler for all our residents and have summarized the community documents below.

 

The annual meeting will be held in the first week of June. The exact date, Location and time will be posted on the website, along with the itinerary

The board continues our quest to streamline regulations with the goal of making things quicker and easier for all. This comes mostly under changes you would like to make to your home. Please do not do anything to your home, you do not want your neighbor doing to theirs. Also, there have been some of the complaints circulating in the neighborhood. Our documents have not been updated since 1992, we believe the explanations below are fair, based on precedent and will help to expedite any projects you may be considering. I am sure you understand that the expense of updating these documents would be a tremendous burden to the HOA and the homeowners of Glenfield. Our Hoa fee of $50 PER YEAR is modest when compared to other neighborhoods. As board members we do not receive any compensation, the HOA fees go the meeting legal requirements from the state, such as insurance filing fees and attorney opinions as well if action is needed. The rest goes to administrative things such as our website, p.o. box and mailings. At $50 dollars per year, I am sure you realize it is a stretch even at the best of times. It is our goal to never have to raise this fee and with your help in taking care of your homes our goal remains possible

  • No matter what your project, please contact the ACURC website with your project and fill out the form. This is for our records as well as yours.
  • If your project is in your backyard, the HOA has no authority, but please be mindful of your neighbors
  • If you are painting or replacing a roof that matches your existing colors your approval is automatic. If you are changing colors and the color, and you are changing to exists in the neighborhood already. Please note the address you are looking to match and that will expedite approval.
  • If you are physically changing your home or the agriculture around it a meeting of the ACURC committee will be necessary. Please provide the plans with your application.
  • Please submit an application for any driveway changes. If painting your driveway is in your plans, please note that the painting of driveways has been rejected in the past and will not be approved.
  • Dog stuff: There have been numerous sightings of dog poop on our sidewalks. Please pick up your dog’s stuff. Be advised the community is working on a way to identify and fine those who do not both Glenfield and Wyndtree.
  • Elections: This year the office of the President is up for election. If you would like to participate, please contact the current board of your intentions at the forementioned website.
  • The yearly HOA fee of $50 dollars is due June 1st. Please do not make us chase you for it.
  • Mold: on your homes siding. Some residents have noticed that some homes have visible algae/mold on the sides of their homes, please address as soon as possible. Our homes are no longer cheap, let’s do our best to keep them looking good
  • Cars on the road: There have been complaints throughout 2025 about residents parking in the street. As the roads are owned by the county, the board does not have much say in this area. The board also understands that as our children grow and start to drive this adds to the problem, and even though our garages are advertised as 2 car garages they really aren’t. Please do your best to try to keep your vehicles off the street. If someone complains, Pasco County will send out a volunteer and place a placard on your vehicles. Yes. Every vehicle parked in the street. This is only an advisory, not a ticket. So, it is up to us to do what we can.
  • Commercial Vehicles: Please keep all signage covered while parked at your home.
  • Lawns: This is Fl, though we enjoy the weather, there are certain times our lawns may not. Please do your best to present the best lawn you can.

Lastly, it has always been this board’s attention to be non-intrusive. Please do not put us in a position to act like a Hoa. Also,  I am sure we are all aware that our neighborhood is getting younger. It would be nice if the board of directors reflected this change. If you have the time, it would be great to have the younger people in our neighborhood step up.

 We also have people who are getting into their later years. Let’s look to help them should you see something you can do to make their lives a tad easier. This also applies to any of our neighbors, regardless of age.

About Glenfield

 Our Glenfield Village 8 was developed primarily between 1992 and 1993. It was designed differently from the other villages in Wyndtree and was marketed as Homes for Young America by Marc Rutenberg. Many of our original Glenfield families still reside here and we welcome all our new homeowners to enjoy their experiences in the years to come. This is a wonderful place to live full of families and enjoyable walking and picturesque views. We hope you will grow to love Glenfield and participate in our events and meetings. The (HOA) or Home Owners Association was developed to work with the Wyndtree Master Association.  We are separate entities and have separate fees.  We are a deed restricted community. This community’s deed restrictions and by-laws are posted on the Documents page. We hope everyone is having a great 2025 thus far. For those of us who have lived here for some time you are aware that the first week of June is when we hold our annual board meeting. It is also the time of year we are required to collect the annual HOA fee of $50.
Method of payment is either personal check, money order or bank check to be made out to:

The dues are due by June 1, 2025, and should be mailed to the above address or can be dropped off at 7802 Grimsby Lane.
The meeting will be held on June 3rd, at the Holiday Inn, 2125 Corporate Center Drive, Trinity Fl 34655 at 7PM.

Review of Financial Condition

Homeowner concerns: 3 minutes each.
Board Methodology:
 
Since the new board was initiated last June, we agreed that we wanted to be nonintrusive. Meaning that we do not walk around the neighborhood looking for problems. Should a problem arise, we will reach out to you in a very subtle way. Please make the noted corrections as soon as possible. In most cases if we approach you it is because a neighbor has reached out to us and asked us to do so.
With that said the state requires that your homes should be kept in a condition that adds value not only to your home but also to the neighborhood.
Thankfully our neighborhood does a great job keeping our homes in great condition. We thank you for that.
 As a reminder, none of the current board members wanted to do this, but someone had to step up. Please do not put us in a position where we need to act like board members. We are very visible in the neighborhood, please feel free to reach out at any time.
When the new board was convened, we also agreed that we wanted to make things easier and more transparent for homeowners. The first thing we did was streamline the budget, eliminating some costs by prepaying mailing and technology costs where we could take advantage of discounts being offered to us, prepaying 3 years of services in some instances. Home changes:
The ACURC committee can be reached at acurc.glenfield@yahoo.com. Please contact us at this email for any changes you are making to your property for our records as well as yours.
Painting:
The approved colors are those that exist in the neighborhood already. When contacting ACURC please provide the color you wish to paint and the address of a home in the neighborhood with that color. If you wish to paint your trim a color that is not in the neighborhood, that color will have to be reviewed by the committee. If you are thinking of painting your siding, the same rules apply. If you are painting the same color on your home approval is automatic, again just please let us know.
Backyards
The HOA has no authority as to what you do in your backyard. Please remember you have neighbors when considering changes. Fence, if you are planning on fencing in your back yard there is no approval necessary. Anything the most prevalent color in the neighborhood is white, anything outside white. that can be seen front the street when facing your home will need ACUCR approval.
Front yard:
If you are replacing grass or installing an irrigation system for your grass, there is no approval required. If you make any physical changes to your property that does require approval from the committee. The exception to this would be windows. If you are replacing windows (same shape and color) and do not physically change the architecture of your home approval is not required. Again, as a courtesy please contact the site and let us know.
ROOF:
Same as trim painting. If you are replacing it with the same color, you will be approved automatically. If you are changing colors and the color exists in the neighborhood, please contact the ACURC site with the neighbor’s address who has the color you are looking to use. Either way please contact us so we have a record for us and you
DOG Stuff: People are not picking up after their dogs in the community. Let’s not be part of the problem. Please pick up your poop.
Community Websites
